Required Documents
Different programs require varying amounts of documentation. The loan program you select may require more or less documentation. For planning purposes, here's most of the documenation that will be required:
For salaried employees/wage earners:
- Past two (2) years W-2 statements
- Pay Stubs covering the last (30) thirty days
- Three most recent monthly bank statements
- Most recent transaction summary of 401K, IRA, or Mutual Fund Accounts
- Photocopies of any stocks or certificates of deposits
For self-employed borrowers or anyone using commission income:
- Two (2) years signed personal tax returns - including all schedules
- If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet
- Copy of business license, or letter from CPA certifying at least 2 years of self-employment (if not using tax returns to document income)
For VA loans:
- VA Certificate of Eligibility and Letter of Indebtedness (if applicable)...it is important to request the Certificate early. Call me if you have not already done so.
Additionally:
- Copy of the purchase and sale agreement
- If you are currently renting....either 12 months canceled rent checks or the name and address of your current landlord
- If divorced...a fully executed divorce decree
- For a refinance...a copy of the deed, most recent tax bill, and recent mortgage statement(s)
- A letter of explanation for any known credit problems
- Contact information for your preferred insurance provider (for the homeowner's policy)
- If you have student loans that are deferred, a letter from the lender stated how long they will be deferred, and what the payment will be once due
